Feasibility Stage
Discussing the proposed project and advising on appropriate form of contract.
Assisting in the selection of the preferred design.

Monitoring the contractor's preparation of the Final Account.

Jelly Associates also provide a capital allowances service to clients who require a completed project to be analysed in accordance with their agreed arrangements with the tax authorities to allow them to maximise tax benefits from their capital investment.

Advising on tender procedure.
Preparing the Employer's Requirements document.
Preparing the schedules of quantities of materials, labour and services required (Bills of Quantities) in the construction of building works.
Analysing tenders received, negotiating as necessary and producing recommendations to the client.
Negotiating tender with selected contractor to achieve an agreed Contractor's Proposal document.
Post Contract Services
Monitoring the construction work and the contractor's construction programme, identifying potential delays and advising on methods of avoiding or minimising such delays.
Cost management throughout the construction programme.
Convening, chairing and minuting progress meetings during the construction period.
Issuing Employer's Instructions in respect of variations of the works.
Negotiating and certifying interim valuations for payments on account to the contractor.
Preparing regular Financial Statements showing the anticipated Final Account of the contractor.
Preparing and regularly updating an Anticipated Cash Flow Statement.
Supervising the preparation of appropriate certificates by designers to ensure that the building complies with the contract documents.
When acting as Project Manager, controlling the project team and managing resources in order to achieve the final construction to the client's satisfaction.
